Some important criteria about how the site should be redeveloped have already been established.
The Council has removed Temple Farm from the Green Belt. As a result, the site could be developed for large factories, warehouses or distribution centres.
In 2010, the Secretary of state granted permission for an industrial estate to Wharf Land Investments Ltd. That decision establishes that a core area of the site can be built upon and that building heights up to 15 metres are likely to be acceptable.
Both the Council and the Secretary of State also accepted that an access road can be built through Temple Wood.
